permitminer
Utah permits, verified contacts

The permit is filed.
You need the estimator's email.

PermitMiner gives Utah subcontractors fresh building permits by county and project type, with the contractor and engineer behind each one, plus the verified bid-desk email that reaches the person who awards work, not the front desk.

14-day free trial. Cancel any time. Data from official Utah county permit records.

The problem

Permit data is everywhere. Accurate contacts are not.

Construction Monitor and the county portals give you the permit. They do not tell you who to call. The GC on the permit is often a holding company. The phone number goes to a receptionist. The email on file is info@.

Your reps spend two to three hours per permit chasing the right contact before they can even send an intro. At that pace, the job has already gone to a competitor who moved faster, or a sub who knew someone.

PermitMiner closes that gap. Every lead comes with the estimating manager's direct email, verified against multiple sources, with a confidence score so you know exactly where to put your energy.

What you get

Permits, people, and a direct line to the right inbox

Every lead is a structured package: the permit, the people behind it, and the one email that actually matters.

Permits by county and project type

Filter by new residential, commercial, addition, or remodel in any of Utah's 29 counties. Scout gives you one; Pro gives you all.

The contractor, engineer, and owner

Every permit surfaces the GC, the engineer of record, and the property owner, each cross-referenced against license databases to confirm active status.

Verified bid-desk email

The estimating manager's direct address, verified against permit filings, LinkedIn, and domain MX records. Not the front-desk alias that goes nowhere.

Confidence score and source trail

Each contact shows a 0-100 confidence score and the specific sources used to build it. High confidence means email first. Lower means call to confirm.

County and project-type PDF reports

Download a clean PDF of every permit in your target county and project type each morning. Share with your team or archive for quarterly reviews.

Hourly updates on Pro and Outreach

Pro and Outreach tiers pull permits every hour, not once a day. A permit filed at 9 AM lands in your dashboard by 10 AM on most days.

How it works

From permit filing to your inbox in hours

A four-step pipeline that runs every day so you always have fresh, actionable leads without manual research.

01

Collect statewide permits

PermitMiner ingests every new permit filed across all 29 Utah counties, parsing raw data into a structured, searchable format the same day it posts.

02

Identify contractor, engineer, and owner

We extract and enrich each party listed on the permit, cross-referencing license databases and business registries to confirm active status.

03

Verify the bid-desk email

We cross-reference permit applications, professional license filings, LinkedIn, and domain MX records to find the estimating manager's direct address, then score confidence 0-100 with source attribution.

04

Deliver reports and optional outreach

Each morning you get a clean PDF report filtered to your counties and project types. On the Outreach plan, PermitMiner queues personalized intro emails and sends them from your connected Gmail.

The differentiator

The bid-desk email changes everything

Every permit data provider can give you the GC's company name and a main phone number. None of them tell you which person runs estimating.

PermitMiner cross-references the permit application, professional license filings, LinkedIn, and outbound email verification to surface the estimating manager's direct address. Not the info@, not the owner's personal Gmail, but the inbox where bid requests actually land.

Every contact shows its confidence score (0-100) and the sources used to build it. When confidence is high, email directly. When it is lower, use it as a starting point for a quick call.

Built for your trade

Every sub who bids on new work can use this

The permit tells you where the job is. PermitMiner tells you who to call before the bid package goes out.

Concrete

Land pours on new commercial foundations days after the permit posts.

Framing

Reach the GC before they have their framing sub locked up.

Electrical

See every new residential and commercial build in your county each morning.

HVAC

Target $1M+ commercial projects where mechanical is still out for bid.

Roofing

Hit additions and new residential the week the permit drops, not after the roof is on.

Plumbing

Catch remodels and additions before the GC sends the bid package to his regulars.

Drywall

Filter commercial interiors and large additions by estimated value.

Landscaping

Target new residential in your county at scale, with one contact per permit.

Outreach automation

Send from your own Gmail, not a sales tool

The Outreach plan connects your Gmail account and sends personalized intro emails on your behalf, addressed to the bid-desk contact on each permit. Responses come back to your inbox, which means replies feel like real contractor conversations, not marketing blasts.

Suppression lists and unsubscribe handling are built in. If a GC responds that they have their subs locked up, they are automatically removed from future sequences. No manual list management.

Reply tracking and campaign analytics show you which project types and counties are converting so you can narrow your focus over time.

  • Personalized per contractor and project type
  • Sends from your Gmail, not a shared sending domain
  • Automatic suppression on replies and unsubscribes
  • Reply tracking so you never double-reach a warm contact

Re:3740 W Temple St commercial build

Hi Marcus,

Saw the permit for your Temple Street project file last week. We do mechanical and HVAC on commercial builds in the $1M+ range across Salt Lake and Utah County.

Happy to put together a number if the bid package is still open. What's your timeline?

Thanks,
Ryan

FAQ

Common questions

What data is included with each permit?
Every permit includes the project address, project type (new residential, commercial, addition, or remodel), estimated value, the general contractor, the engineer of record, and the property owner. Verified leads also include the bid-desk contact name, title, direct email, confidence score, and the sources used to verify it.
Where does the permit data come from?
PermitMiner ingests directly from official Utah county permit systems, not from a national reseller. This means you see permits the day they post rather than days or weeks later in a batched feed.
How fresh is the data?
Scout and Pro (daily tier) receive permits within 24 hours of posting. Pro and Outreach plans receive hourly updates, so a permit filed at 9 AM lands in your dashboard by 10 AM on most days.
Which Utah counties are covered?
All 29 Utah counties. That includes Salt Lake, Utah, Davis, Weber, Washington, Cache, Iron, Tooele, Summit, and every other county in the state. Scout gives you one county; Pro and Outreach give you all of them.
Are you expanding beyond Utah?
Utah is current and complete. Expansion to additional states across the country is on the roadmap. We will announce new states as they launch.
How does the Gmail outreach automation work?
On the Outreach plan you connect your Google account through OAuth. PermitMiner queues personalized intro emails and sends them via the Gmail API using your actual address. Responses come back to your inbox. We never store your email credentials or send from a shared domain.
What if a contact email bounces?
Bounces are automatically recorded. The contact is flagged in your report and removed from future sequences. The bounce is noted in the confidence data so you know to find an alternative route.
Can I cancel at any time?
Yes. Upgrade, downgrade, or cancel from your account settings at any time. Cancellations take effect at the end of your current billing period. No penalties, no questions.
