permitminer
Features

Everything a subcontractor needs to land more bids

PermitMiner is not a lead list. It is a daily pipeline that pulls permits, finds the right person at each GC, verifies the email, and optionally sends the intro for you.

Permit data

Every Utah building permit, the day it posts

Direct from county systems, not a third-party feed. Statewide coverage with county and project-type filtering built in.

All 29 Utah counties

Every building permit filed in Utah, from Salt Lake and Utah County down to rural Daggett and Rich counties. Scout locks you to one county; Pro and Outreach open the whole state.

Four project types

Filter to new residential, commercial, addition, or remodel so you only see the work that matches your trade and minimum project size.

Daily ingestion from county systems

Permits are pulled directly from official county permit systems, not from a national data reseller. Scout and daily-tier subscribers see permits within 24 hours of filing.

Hourly updates on Pro and Outreach

Pro and Outreach subscribers receive permit updates every hour. A permit filed at 9 AM lands in your dashboard by 10 AM on most days.

Permit value and project detail

Each permit record includes estimated construction value, permit number, project address, and the full scope of work where available from the county filing.

Saved searches and daily digests

Set your filters once. Pro and Outreach plans save your county and project-type preferences and deliver a morning digest so new permits surface without logging in.

Contact enrichment

The contractor, the engineer, the owner, and the estimator's email

Every permit is enriched with the people behind it. The bid-desk email is verified against multiple sources with a confidence score so you know when to trust it.

The contact that matters

What competitors give you

info@ridgelineconstruction.com

Front-desk alias. Rarely reaches estimating.

What PermitMiner gives you

m.webb@ridgelineconstruction.com

Estimating Manager, Marcus Webb. Verified 92%.

92%

General contractor identification

The licensed GC on each permit, cross-referenced against Utah contractor license records to confirm active status and the correct legal entity, not a dissolved holding company.

Engineer of record

The civil or structural PE listed on the filing, useful for targeting relationships with engineering firms that spec subcontractors across multiple projects.

Property owner

The owner of record, which matters when the GC is a shell or when you are targeting owner-direct relationships on smaller commercial or industrial builds.

Verified bid-desk email

The estimating manager's direct email, found by cross-referencing permit applications, professional license filings, LinkedIn profiles, and domain MX records. Not the front-desk alias.

Confidence score (0-100)

Every contact shows a numeric confidence score. Above 80 means email with confidence. Below 60 means use it as a starting point and call to confirm before sending a pitch.

Source attribution

Each contact lists the specific sources used to verify it: permit application, LinkedIn, domain record, or license filing. You know exactly how the email was found and whether to trust it.

Reports and exports

Clean PDFs and exports ready to share or archive

Every morning you get a fresh report filtered to your territory. Download, share with your team, or push to a spreadsheet.

County and project-type PDF reports

Download a clean, formatted PDF of every permit in your target county and project type. Share with your estimating team or file for quarterly territory reviews.

CSV export

Export your leads to CSV for use in your CRM, spreadsheet, or any other tool. Available on Pro and Outreach plans.

Bounce tracking

When an email bounces, the contact is automatically flagged in your dashboard and removed from future outreach sequences. The bounce is logged against the confidence data.

Reply tracking

Outreach plan users see which permit leads generated replies, which were opened, and which went cold. Use the data to narrow your territory and project-type focus over time.

Outreach automation

Send from your own Gmail, replies land in your inbox

The Outreach plan is for subcontractors who want to move from "I found the permit" to "I sent the intro" without switching tools or managing a separate email sequence platform. Connect your Gmail once, and PermitMiner handles the rest.

Sends from your own Gmail address

Connect your Google account through OAuth. Every outreach email is sent via the Gmail API from your actual address. Replies land in your inbox, not a shared sales inbox.

Personalized per contractor and project

Each intro email references the specific permit, the contractor name, the project address, and the project type. The GC receives something relevant, not a mass-blast template.

Instant permit alerts

When a matching permit posts, Outreach subscribers receive an alert within minutes. This gives you a head start before competitors using daily feeds even know the job exists.

Automatic suppression and unsubscribe handling

If a GC replies that they have their subs covered, or opts out, they are automatically removed from future sequences. No manual list scrubbing required.

Campaign analytics by county and project type

Track open rates, reply rates, and conversion by segment so you can double down on the territory and project type where your intro emails perform best.

We never store your Gmail credentials

OAuth tokens are used to send on your behalf. PermitMiner does not store, log, or read any of your inbox content beyond what is needed to track bounces and replies.

Re:3740 W Temple St commercial build

Hi Marcus,

Saw the permit for your Temple Street project file last week. We do mechanical and HVAC on commercial builds in the $1M+ range across Salt Lake and Utah County.

Happy to put together a number if the bid package is still open. What's your timeline?

Thanks,
Ryan
